It has not sold yet the bank that had the second debt purhcased the first lien holder debt the first was $4,200,000 and second $3,000,000 it is on the market at currently at $6,900,000. The FDIC is in control of the current debt and is willing to negotiate, they want to try and recoup as much of their debt on the property as possible, based on our research we feel an offer in the $5,000,000 to $6,000,000 may work this would be between $925 and $1100 per sq ft the recent comparables in the neighboorhood are $1300 per foot for a tear down, $1500 per foot for an updated home and $1900 per foot for a newly remodeled home. please contact me to discuss this home further.
